Consumer Unit Replacement

From 2001 onwards, all British electrical installations were required to incorporate residual current device (RCD) protection. The main purpose is to make the unit safe when electricity is supplied outdoors. If a fault occurs, the RCD device trips and cuts power.

Even if you don’t have any outdoor sockets, the law says that your consumer unit must feature RCD protection for all cables that are embedded into the wall of the property, with the exception of alarm circuits.

Homeowner and landlord certificates

An Electrical Installation Condition Report will show the condition of the electrical wiring in a property and checks the safety of the electrical installation. This type of electrical testing is carried out every 10 years in a domestic property, however this does depend on the age and condition of the installation that is being tested.

One of our fully qualified electricians will attend your property when convenient for you and carry out 100% testing where possible. Upon completion of testing a certificate will be issued within a week and sent to you for your records.

Should anything fail then we will let you know on your certificate why it has failed and issue a recommendation sheet and include a free no obligation quote for your consideration.

Landlord Legal Obligations to Electrical Safety

There is currently no law that states a landlord must perform annual electrical safety checks (or any checks at all), so it’s not quite as cut and dried as Gas Safety regulations in rental properties, However, there are various regulations that do apply, but in nearly all cases their requirements only state that systems and equipment must be safely installed and safely maintained. Failure to provide safely installed and maintained electrical appliances can lead to prosecution as it is a criminal offence. Possibly penalties for failing to comply are as follows:

  • Your property insurance may be invalidated
  • A fine of £5,000 per item not complying
  • Six month’s imprisonment
  • The Tenant may also sue you for civil damages
  • Possible manslaughter charges in the even of deaths

These regulations are enforced by the Health & Safety Executive. To avoid legal prosecution, it is advisable for landlords to have periodic checks done by a qualified electrician.
